Velika Realty handles a variety of investment projects that deal with risk profiles of any size. We take the opportunity to invest in projects according to the objectives set forth by the client who is often the present owner. We often enter into equity partnerships with the owner which often immediately reduces the financial demands on the client and increases the profit potential for everyone involved. Especially the client. Having a stake with shared benefits makes all the difference for everyone involved. We sometimes include third party investors as equity partners.
The type of properties that we take interest in are:
• Properties in need of renovations that can be improved and remortgaged or sold. These can include single family homes, multi family properties, apartment buildings big and small.
• Land in the city where the lot can be severed into two and a second home can be built for either the owner or can be resold. The existing home can be improved and either re-mortgaged or sold separately.
• Development land of any size that can be developed in either the near future or long term (in the planning, implanting or active phase).
• Residential, commercial or investment properties that don’t need improvements, however where the owner has a special need for whatever reason. We will consider these on a case by case basis.
• Businesses when there is a mutual benefit for all involved. For instance, if you have taken on a construction project and for whatever reason, there is an issue with resources whether it be financial or workforce, we may be interested. We might choose to bring to the table access to manpower and resources that can keep your reputation from being tarnished.
To summarize, if we choose to become an equity partner, it is because we have done our research and have concluded that the venture will be profitable. We will then agree to do our part to make it a reality.
