Our General Terms & Conditions:
Please take the time to carefully read our general landlord-tenancy agreement terms:
- The Landlord shall provide and maintain the premises in a good state of
repair and fit for habitation and complying with municipal health, safety, and maintenance standards.
- The Tenant is responsible for ordinary cleanliness of the premises and for the repair of damage caused by the willful or negligent conduct of the Tenant, other occupants of the premises, or persons permitted on the premises by the Tenant.
- The Landlord may enter the premises following written notice given to the Tenant at least 24 hours’ before the time of entry to carry out repairs or to allow a potential safety inspector, insurer, or purchaser to view the premises. Such notice must specify the reason for entry, the day of entry, and a time between the hours of 8 a.m. and 8 p.m. Notice is not required in cases of emergency or if the Tenant consents to the entry at the time of entry. The Landlord may also enter the premises without written notice to show the unit to prospective tenants after agreement or notice of termination, provided such entry is between the hours of 8 a.m. and 8 p.m. and, before entering, the Landlord makes a reasonable effort to inform the Tenant of the intention to enter.
- If, after a notice of termination made in accordance with the Tenant Protection Act, the Tenant remains in possession without the Landlord’s consent, the Landlord may apply to the Ontario Rental Housing Tribunal for an eviction order. The Landlord may also apply for compensation for any damage and compensation for use and occupation after termination.
- The Tenant shall not assign or sublet the premises without the consent of the Landlord. The Landlord shall not arbitrarily or unreasonably withhold such consent.
- Tenant agrees not to generate too much noise (loud talking, yelling, music, TV….etc) that could disturb neighbours.
- The Landlord and Tenant acknowledge that the rent will not be raised more often than once every 12
months and that any increase shall be in accordance with the annual provincial guideline unless the parties enter into an agreement for an increase in accordance with the provisions of the Tenant Protection Act.
- If Tenant fails to pay the rent in full before the end of the day it is due, a late charge of $ 50.00 will be imposed. An additional rent charge of $15.00 per day will be assessed for every day thereafter that payment of rent is delinquent and until all rent due is paid in full. Tenant further agrees to pay a charge of $250.00 for all checks that are returned, and late charges shall accrue as if the check had not been given until such check is made good. If tenant want to discharge from this agreement for any reason; full payment of the remaining lease rental agreement (full payment of every month that is still left on the agreement) will have to be paid.
- If the Tenant wishes to terminate the tenancy at the end of the term, he or she must give notice in writing not less than 60 days prior to the expiration of the term. If no such notice is delivered and no further agreement entered into, the Tenant becomes a monthly tenant. A monthly tenant must give 60 days’ written notice to terminate.
Acceptable Rental Payment Methods:
Residential and Commercial Tenants have the option to pay their monthly rent by one of the following methods:
1- Post Dated Cheques
2- Pre-authorized Bank Debit (requires tenants to fill out the
Pre-Authorized Rent Payment Form)
Moving Out Checklist:
A unit inspection will take place 30-60 days prior to your moving out. Any items listed below that are not complete could result in a direct chargeback to you.
This Checklist should make it easier for you to keep track of things to do in preparation for moving out. The thorough and careful completeness of the following:
- All shelf lining to be removed.
- All windows cleaned inside and out.
- All drape tracks cleaned.
- All light globes and shades cleaned.
- All bathroom fixtures cleaned (must also be in good condition).
- All smooth surfaces floors cleaned.
- Tenant installed carpets are to be removed and the floor thoroughly cleaned of carpet tape or glue. Commission carpeted units to be cleaned and shampooed by tenant.
- All floor registers - also lift out and clean out debris in register duct wells.
- Refrigerator: cleaned inside and out - be sure to defrost. PLEASE DO NOT SHUT OFF OR UNPLUG (must also be in good condition).
- Stove and Oven cleaned inside and out (must also be in good condition).
- Range: cleaned inside and out. Also range hoods and fans.
- Laundry equipment appliances as applicable.
- Basement and storage areas. Lockers, etc. to be thoroughly cleaned.
- Units with grounds area: ground to be properly cleaned.
No refuse or discards of any kind are to be left inside or on the grounds.
Please turn in all keys (laundry cards & parking tags as well, if applicable) to your building manager.
